What We Do

Site Selection & Acquisition

This involves identifying potential parcels of land based on market demand and zoning requirements. Once a site is chosen, thorough due diligence is performed, followed by the negotiation and finalization of the land purchase agreement.

Entitlements & Approvals

This is the process of securing necessary zoning changes, permits, and regulatory approvals from local government authorities, which is vital for legally proceeding with construction.

Design-Build Team Assembly

The Architect and General Contractor (GC) are selected and engaged. The design team (engineers, landscape architects) is assembled to start transforming concepts into detailed construction documents.

Schematic Design

Initial conceptual drawings are developed, progressing to detailed architectural plans and engineering specifications. This step includes coordinating with the GC for value engineering and constructability reviews.

Scheduling & Procurement

A detailed Construction Schedule (often using the Critical Path Method) is created, outlining all tasks and milestones. Material procurement and subcontractor bidding and selection are executed to ensure timely delivery and cost adherence.

Quality Control & Deliver

Upon physical completion, final inspections are conducted, leading to the issuance of the Certificate of Occupancy (C.O.). This is followed by property handover, leasing/sales activities, and the final project accounting and closeout.
